One of the first decisions of the home buying process is whether to buy an existing or new construction home. Having representation whether you are buying new or a resale home, is critical. The builders agent, works in the best interest of the builder, not the buyer. Your agent will be looking out for your best interest and can help you understand builder contracts, look for hidden fees, negotiate upgrades/closing costs, recommend financing options, and schedule and attend inspections & superintendent meetings.
Your Agent will also keep the transaction on track to make sure you are meeting deadlines such as financing and other contingencies that are built into the contract. New build model homes are often a high-end version of what you really get, to show off the fancy upgrade options. Your Real Estate Agent knows exactly what buyers are looking for in a home and can save you a lot of money in those builder upgrades and help you to understand the expense of upgrades versus your return on investment when you decide to sell. Building a home can be stressful and overwhelming but having an agent working on your behalf, will help you get the most value for your money, with the least hassle and frustration.
When visiting a Design Center or New Build on Community, it is a good idea to have your agent with you. If your agent is not with you, be sure to let them know upfront and note on the registration that you have Realtor representation by stating it on the registration.
